How Does It All Work?

The owner financing process is actually pretty simple.

First, Join our property list and tell us what type of home you’re looking for, your budget, etc (START with the form to the right)

Step 1 – Contact us for detailed information about the home you are interested in and our financing options. If you have already looked at the home, you may contact us by email or phone to submit an application.

Step 2 – After inspecting the home thoroughly, you will contact your representative to provide any needed documents and to complete your financing application. They will submit your application to our financing department for approval. This is simply to insure your ability to pay for your protection. Upon approval, you will be required to make a deposit to hold the property and your representative will contact you with the details of your new home purchase.

Step 3 – Once you are approved, the contract process begins and you will be contacted by our closing service to arrange for the convenient signing of your documents. During the signing process you will deliver your down payment to the closing representative.  The signing of the property removes the home from the market and you may secure the property, we will remove the signs, and then you MOVE IN!

Step 4 – You will receive an envelope or email containing your finalized Sales Installment purchase agreement within 2 weeks; along with a welcome letter from the Note Servicing Center, who will be handling the your payments and escrow.

Any issues or concerns you have about the condition of the property should be discussed with your representative upon your inspection. All houses are sold “As Is”. This does not mean that there is necessarily anything wrong with the home. It only means that the we will not be making any repairs or improvements prior to the sale of the home. We will also not be making any guarantees, or warranties in regard to the condition or livability of the home. We strongly encourage you to inspect your home prior to making a down payment. Down payments are refundable if you do not qualify.
